Grading across Lapeer County

Elite Excavating LLC grades yards and lots across Lapeer County from the yard in Capac. Imlay City is about 12 miles away, Almont about 14 and Lapeer about 22. The county's eighteen townships run from Almont, Imlay and Attica in the east to Hadley, Metamora and Oregon in the west, and the work is a mix of new homes on acreage and older yards that never drained right.

Grade decides whether a yard drains, whether a lawn takes and whether the house stays dry. The ground is shot, cut and filled so water leaves on its own, and a lot of jobs end there.

George walks the yard with you, explains what it needs and gives you a price before any work starts. He runs the equipment himself.

New homes and the soil erosion office

After a new house goes up, the lot needs rough grade and then final grade before seed or sod. On a larger site, or one close to a lake or stream, that earth change can need a soil erosion permit under Michigan's Part 91 program. In Lapeer County the enforcing agency is the Lapeer County Health Department, according to EGLE's agency list. Your builder may already hold the permit, so ask before the grading starts. The new home site prep guide covers the order of the work.

Low spots and the river headwaters

Lapeer County is one of the five counties that make up Michigan's Thumb, and it holds the headwaters of two rivers. The Flint River forms near Columbiaville and runs through the city of Lapeer. The Belle River rises in Dryden Township, and its North Branch flows from Long Lake in Attica Township. Yards in between drain to ditches, county drains and these rivers, so grading is planned with the outlet in mind. Where the yard needs more than a new grade, see drainage in Lapeer County.

Yard leveling, step by step

The yard is looked at for where water comes from and where it can go. The ground is shot so the high and low spots are known, not guessed. Low spots are filled and blended, high spots are cut, ruts and washouts are repaired, and the grade near the house is set to fall away from the walls. Topsoil goes back on top, ready for seed. Seeding can be arranged or left to your landscaper. What moves the price is explained in the yard leveling cost guide.

Before the machine goes in

MISS DIG 811 is contacted so public underground utilities are located, and digging does not start before the start time on the ticket. The route across the yard is planned, and the ground is repaired before the machine leaves. Fill and topsoil can be brought in on the same job.

Do I need a permit to regrade my yard in Lapeer County?

Ask before work starts. A larger earth change, or one near a lake or stream, can need a soil erosion permit, and the Lapeer County Health Department runs that program in the county. Your township may have its own rules too.

What decides the price of yard leveling in Lapeer County?

The size of the yard, how much cut and fill it needs, whether topsoil is brought in and how easy it is to reach. George walks it and gives you a price before any work starts. The estimate is free.

Can you final grade a new house lot in Lapeer County?

Yes. Rough grade after the build and final grade before seed or sod are both part of the service.

Will grading alone stop water in my Lapeer County yard?

Often it will. If the water has nowhere to go on the surface, a drain may be needed as well, and George will tell you which at the walk-through.
